After a storm

Storm damage? Talk to us about an inspection and report.

Which option do I need?

Repair, restore or re-roof: a quick comparison

Most roofs need one of these four. The honest answer depends on the condition of your tiles or sheets, which is what a free on-site inspection tells you.

01

Leak or Tile Repair

Best for

A sound roof with one problem: a leak, a few cracked tiles, a lifted sheet or a failed flashing.

Typical scope
Trace the leak, then replace or refix the damaged part
Guide range
Minor leak repair $240 to $760; tile replacement $285 to $950

02

Tile Roof Restoration

Best for

Tiles that are sound but tired: failing ridge mortar, lichen, a faded coating and scattered cracked tiles.

Typical scope
Clean, replace broken tiles, rebed and repoint ridges, recoat
Guide range
Most complete jobs fall between $3,800 and $10,450

03

Metal Roof Restoration

Best for

Metal sheets with surface rust and faded paint, but no rust holes through the steel.

Typical scope
Clean, treat rust, replace fixings, prime and recoat
Guide range
Most jobs fall between $2,850 and $5,700

Metal Re-Roof

Best for

A roof past restoring: tiles or sheets failing across the roof, rust holes, or a tile roof you want to replace with Colorbond.

Typical scope
Strip the old roof, check battens, new sarking, flashings and metal sheeting
Price
Quoted on site: it depends on size, pitch, access and material
Metal Re-Roof details β†’

Guide ranges only, from a September 2026 Newcastle market guide by whatsthedamage.com.au (modelled estimates, not our quotes). Roof size, pitch and access, material, condition, repairs needed and the coating system all move the price, and a metal roof is not necessarily cheaper than tile. Your exact price is confirmed in writing after an on-site inspection.

15+Years in the roofing industry

Local roofs, local conditions

What Newcastle weather does to a roof

A roof a few streets from the surf lives a different life from one on a sheltered street in the western suburbs. Salt air works on exposed fixings, flashings and unprotected steel; the southerly storms and summer hail find every cracked tile and tired ridge; heavy rain tests whether the gutters and valleys can keep up. The city's housing adds its own variety: Victorian and Federation terraces, post-war brick veneer with concrete or terracotta tiles, and newer Colorbond homes. We look at your roof, your exposure and your material before recommending anything.

Straight answers

What Newcastle homeowners ask us most

What does a roof restoration include?

For a tile roof: a pressure clean, replacing cracked or broken tiles, rebedding and repointing the ridge capping, then a primer and coating system. For a metal roof: a clean, treating surface rust, replacing worn screws and fixings, then priming and recoating. It suits roofs that are sound underneath but worn on top.

When is a repair enough, and when do I need a new roof?

A repair suits a sound roof with a single fault: a leak, a few cracked tiles or a failed flashing. Restoration suits widespread wear on a roof that is still structurally sound. Replacement is the answer when metal is rusted through, tiles are failing across the roof, or the battens and sarking underneath have given out.

How much does roof restoration cost in Newcastle?

A September 2026 Newcastle market guide from whatsthedamage.com.au puts most complete tile roof restorations between $3,800 and $10,450 and most metal roof restorations between $2,850 and $5,700 (modelled estimates, not our quotes). Size, pitch, access, condition, repairs and the coating system move the price. Yours is confirmed in writing after an on-site inspection.

How long does a roof restoration take?

Most house restorations take a few working days on the roof, spread over about a week because coatings need dry weather and curing time between coats. Larger, steeper or more damaged roofs take longer, and rain pauses the job.

Why do roofs near the coast wear faster?

Salt spray settles on the roof and attacks exposed steel, fixings and flashings, and it is harsher the closer a home sits to the surf or the harbour. It does not mean every coastal roof is failing, but it is why we check fixings and cut edges closely on exposed homes and match steel grades to the site.

What should I check before hiring a roofer?

Ask for a written quote that lists the scope item by item, what warranty applies and to what, and who will do the work. Ask for photos of the problems they found. Check licence and insurance details directly with the contractor and confirm them against the NSW Fair Trading public register.

I recently had my tile roof repaired and re sprayed by your wonderful boys, Dave and Daniel. The house is a homestead style, 40 years old and the batons on the verandah area had rotted, causing severe leaking through the tiles with over 100 broken tiles causing the leaks. Dave and Daniel removed all the tiles and replaced all the batons, then sourced the very hard to come by replacement tiles in some days well over 30 degrees. They then did a wonderful job putting very strong gutter mesh on gutters, repaired leaking gutters then once all this was done, ensured roof was fully waterproofed, cleaned the roof then spray painted this. At completion of every day, everything was cleaned up. Wonderful job, very reasonably priced and dealing with such gentleman as Dave and Daniel was a real pleasure. Cannot recommend this business more highly, thankyou to the boys.

Good to Know

Frequently Asked Questions

Can my roof be restored, or does it need replacing?

It depends on what is under the surface. Concrete and terracotta tiles that are mostly sound, with tired ridge mortar and a faded surface, usually restore well. Metal with surface rust restores well; metal rusted through, or a roof with rotten battens and widespread leaks, is usually better replaced. We tell you which after looking at it, with photos.

Is the inspection and quote free?

Yes. Free on-site inspection and a free quote for roofing work. Specialist written reports, such as pre-purchase, strata or commercial roof reports, are a separate service and we will tell you the cost before booking one.

Do you work on both tile and metal roofs?

Yes. We restore, repair and replace concrete tile, terracotta tile and metal roofs, and install new metal and tile roofs on new builds and extensions. We supply Colorbond and Lysaght steel for metal roofing, gutters and flashings.

What warranty do you give?

We offer a 10-year workmanship warranty. It covers workmanship, not materials. Materials and coatings carry their own manufacturer warranties, which we explain where they apply.

Can you help with a storm damage insurance claim?

Yes. After a storm we can make the roof safe where possible and prepare a written storm damage report describing what we found and, where the roof shows it, the likely cause. Your insurer decides the claim; our report gives them clear evidence to assess.

What areas do you cover?

Newcastle and its suburbs, Lake Macquarie (including Belmont, Cardiff, Swansea and Toronto), Port Stephens (including Nelson Bay and Raymond Terrace), Stockton, Maitland, Cessnock and the wider Hunter Valley. We are based in Newcastle.

What are your hours?

We work Mon to Sat: 7:30am to 5:30pm. Call (02) 4047 0860 or send the form and we will get back to you.
