Skylights Newcastle
A skylight brings daylight into hallways, bathrooms and living areas that windows cannot reach. It is also a hole in your roof, so it has to be installed and flashed properly to stay dry through a Newcastle storm. We install skylights in tile and metal roofs, and we repair skylights that leak, have cracked or clouded domes, or were fitted poorly in the first place.

Not sure if skylights is what you need?
We inspect first and tell you straight: repair, restore or replace.
Skylight installation in tile and metal roofs
On a tile roof, tiles are removed around the opening, the skylight is fitted to the framing, and a flashing kit is dressed over the surrounding tiles so water sheds around the unit. Tiles are then cut and relaid neatly against it. On a metal roof, the sheet is cut, the opening is trimmed, and the skylight flashing is fitted to suit the sheet profile, with care taken that water flowing down the roof is directed around the unit rather than dammed above it. In both cases the skylight must be positioned to avoid valleys, and on older homes we check the condition of the roof around the opening before cutting into it.
- Position chosen with the room layout and roof framing in mind
- Flashing kits suited to tile or metal profiles
- Cut edges of metal sheets finished to reduce corrosion risk
- Internal shaft or diffuser finished to the ceiling, with any extra trades noted in the quote

Skylight leak repairs
When water appears around a skylight, the skylight is not always the culprit. The most common causes are a flashing that was poorly installed or has lifted, sealant that has cracked, debris damming water above the unit, or a broken tile or loose sheet close by that lets water run in and show up at the skylight. We trace the source on the roof first, then fix the actual problem. If the flashing was never installed correctly, the lasting fix is often to reflash the skylight properly rather than keep adding sealant.
- Flashing lifted, incorrectly lapped or relying on sealant alone
- Leaves and debris building up on the high side and backing water up
- Cracked or displaced tiles, or loose sheets, near the skylight
- Perished seals between the glazing and the frame
- A cracked dome or glazing panel
Leak or condensation?
Water dripping from a skylight shaft is not always rain. In cooler months, warm moist air from inside, especially from bathrooms and kitchens, can condense on the cold inner surface of the skylight and run down. The clue is timing: condensation appears on cold mornings or after showers, often without any rain. A leak shows up during or after rain. We check both possibilities. Condensation is usually managed through ventilation and, in some cases, a skylight with better glazing, rather than roof repairs.
Skylight repairs
Older skylights wear. Acrylic domes can become brittle, cloudy or cracked with years of sun, seals perish, and frames can distort. Hail can crack domes on exposed roofs. Where replacement parts are available, a skylight can often be repaired by replacing the dome, seals or glazing. Where the unit is old, parts are no longer made or the whole skylight is failing, replacing it with a new unit and fresh flashing is often better value than repeated repairs. We tell you which applies after looking at it.
- Cracked, cloudy or brittle domes replaced where compatible parts are available
- Perished seals renewed
- Damaged or leaking skylights replaced with new units and new flashing
- Unused skylights removed and the roof closed over, if you would rather not have one
Choosing the right skylight
There are two main types for homes. A fixed skylight is a framed glazed unit set into the roof, usually with a light shaft to the ceiling, and it gives the most light and a view of the sky. A tubular skylight uses a small dome on the roof and a reflective tube to carry light down to a diffuser in the ceiling. It suits smaller spaces, rooms where the roof space is awkward, and places where you want light without a large ceiling opening. The right choice depends on the room, the roof structure and how much light you want.
| Fixed skylight | Tubular skylight | |
|---|---|---|
| Light and view | More light, with a view of the sky | Good diffused light, no view |
| Best suited to | Living areas, kitchens, larger rooms | Hallways, bathrooms, laundries, walk in robes |
| Roof opening | Larger, may need framing changes | Small, usually fits between rafters or trusses |
| Ceiling work | Light shaft lined and finished to the ceiling | Tube runs to a round or square ceiling diffuser |
| Heat and glare | Depends on glazing; can let in more heat | Less heat gain due to the small opening |

Straight about price
What does it cost?
We have no sourced guide price for skylights, so we will not publish a figure. The price of an installation depends on the type and size of skylight, the roof material and pitch, whether framing needs to be altered, the length and finish of the light shaft, and how much ceiling work is involved. For repairs, it depends on whether the problem is flashing, seals, glazing or the surrounding roof, and whether parts are still available. Your exact price is confirmed in writing after a free on-site inspection.
Questions before you enquire
Skylights questions
Straight answers to what homeowners ask us most about skylights.
Can you install a skylight in a tile roof?
Yes. Tiles are removed around the opening, the skylight is fitted, a flashing is dressed over the surrounding tiles and the tiles are cut and relaid against it.
Can you install a skylight in a metal roof?
Yes. The sheet is cut and trimmed, and a flashing suited to the sheet profile directs water around the skylight.
Why is my skylight leaking?
The usual causes are a poorly installed or lifted flashing, cracked sealant, debris backing water up, or a damaged tile or sheet nearby. Sometimes it is condensation, not a leak. We trace it on the roof before we fix anything.
Is it a leak or condensation?
If water appears on cold mornings or after showers without rain, condensation is likely. If it only appears during or after rain, it is more likely a leak.
Should I choose a tubular or fixed skylight?
Tubular skylights suit hallways, bathrooms and smaller rooms and need only a small roof opening. Fixed skylights give more light and a view of the sky, and suit larger rooms. We recommend one after seeing the space.
Can an old skylight be repaired instead of replaced?
Often, if compatible domes, seals or glazing are available. Where the unit is old or failing on several fronts, replacing it with a new skylight and flashing is usually better value.
Can you remove a skylight I no longer want?
Yes. We remove the unit, close the opening in the roof and make the roof good. The ceiling can then be patched by a plasterer.
