Roof Painting Newcastle

A fresh coating can make a faded tile or metal roof look cared for again and add a layer of protection to the surface. But not every roof should be painted, and paint is not a repair. We inspect first, tell you whether your roof is a good candidate, and if it is, we prepare it properly and apply a coating system suited to the material and to where the house sits, from the salt air near the beaches to the leafy suburbs around Lake Macquarie.

Tile roof painting

Concrete tiles are the most common painted roofs in Newcastle, particularly on post-war and later brick veneer homes. Over the years the original surface wears away, the tiles become porous and grow moss and lichen, and the colour fades. After cleaning, a sealer or primer coat binds the surface and gives the topcoats something to grip. Unglazed terracotta can also be coated when it is in good condition, though many owners of older terracotta roofs prefer to keep the natural finish. We point out any cracked or broken tiles before we start, because paint does not hold a cracked tile together.

  • Concrete tiles in reasonable condition are usually good candidates for a recoat
  • Unglazed terracotta can be coated, but it changes the character of the roof, so we talk it through first
  • Glazed terracotta is generally not a good candidate, because coatings struggle to bond to the glazed face
  • Cracked, porous or crumbling tiles need replacing before any paint goes on

Metal roof painting

Older galvanised and Zincalume roofs, and Colorbond roofs whose factory finish has faded or chalked, can often be repainted. The key is the condition of the steel underneath. Surface rust can be treated and primed; rust that has eaten through the sheet cannot be painted away and the affected sheets need replacing. Homes close to the coast, where salt settles on the roof and is not always washed off by rain (under eaves overhangs, for example), tend to show corrosion earlier, so we look closely at laps, fixings and sheet ends on those properties. A repaint also works best when the fixings are sound; loose or rusted screws are replaced as part of preparation.

  • Faded or chalky Colorbond and weathered galvanised roofs are common repaint candidates
  • Rust holes, badly corroded laps and failed sheet ends are replacement work, not painting
  • A metal roof in good condition that is simply a colour you dislike can be painted, but ask us whether it is worth it
  • Coastal properties get a closer look at the underside of laps and at fixings

Roof coating systems explained

A coating system is the full sequence of products applied to the roof, not just the colour you see. For tiles, that usually means a sealer or primer followed by two topcoats of a flexible membrane paint made for roofs. For metal, it means treating any rust, then a primer made for the type of steel, then topcoats. The products we use depend on the roof and the manufacturer's instructions, and we tell you in the written quote what is going on your roof and how many coats.

  • Sealer or primer: binds a porous tile surface or protects treated steel, and helps the topcoat adhere
  • Topcoats: provide the colour and the weather resistance, applied at the coverage the manufacturer specifies
  • Colour choice: lighter colours reflect more heat, though how much difference you notice inside depends on insulation and ventilation
  • Heat reflective products exist, but we will not promise you a set temperature drop

Preparation and coating suitability

Most coating failures trace back to preparation or to a roof that should not have been painted. Paint needs a clean, dry, sound surface. That means removing moss, lichen, dirt and chalky old coatings, letting the roof dry, and fixing anything loose. It also means knowing when to say no. Some roofs are not suitable for paint at all, and some are better off with a different approach.

  • Asbestos cement roofing: we do not pressure clean or coat it. It needs assessment by an appropriately qualified asbestos professional
  • Slate: not painted. Slate roofs are repaired and maintained as slate
  • Glazed terracotta: generally unsuitable, as coatings do not bond well to the glaze
  • Metal with rust through the sheet: those sheets are replaced before any coating
  • Tile roofs with widespread cracking or failed ridges: these need restoration or repairs first
  • Roofs on heritage listed properties or in a heritage conservation area: check with your council before changing the colour or finish

Roof painting or roof restoration: which one do you need?

People often use the two terms interchangeably, but they describe different scopes of work. Roof painting is a recoat: the roof is cleaned, prepared and coated, with only minor fixes along the way. A roof restoration goes further and deals with the structure of the roof covering itself, such as replacing broken tiles in quantity, rebedding and repointing ridge capping, treating serious rust or replacing fixings across the whole roof, and then coating. If your roof is watertight and the ridges are sound, a standalone repaint may be all it needs. If the ridge mortar is cracking, tiles are slipping or sheets are rusting at the laps, paint alone will cover the problem for a while and then fail with it underneath.

How the work is done

How a roof painting job runs

Weather matters with coatings. Paint needs dry conditions to go on and cure, so start dates can shift when rain is forecast, and we will keep you informed rather than paint into a wet change.

  1. 01

    Free on-site inspection

We get on the roof, check the material and condition, and tell you whether painting, restoration or neither is the right call.

  2. 02

    Written quote

The quote sets out preparation, any repairs, the coating system, number of coats and colour.

  3. 03

    Protect and clean

Cars, paths and walls are protected, then the roof is pressure cleaned and left to dry.

  4. 04

    Repairs and preparation

Minor tile replacements, rust treatment and fixing replacement are done before any coating.

  5. 05

    Primer or sealer

The first coat goes on to bind the surface and prepare it for the colour.

  6. 06

    Topcoats

Topcoats are applied at the specified coverage, allowing drying time between coats.

  7. 07

    Final check and clean up

We walk the roof, touch up any missed spots, clear gutters and leave the site tidy.

Straight about price

What does it cost?

We have no sourced guide price for a standalone roof repaint, so we will not publish one. What moves the price is the roof size and pitch, how easy it is to access, the material, how much cleaning and preparation it needs, how many minor repairs turn up, and the coating system and number of coats. For context only: a September 2026 Newcastle market guide from whatsthedamage.com.au models complete tile roof restorations at $3,800 to $10,450 and metal roof restorations at $2,850 to $5,700. Those are modelled estimates, not our quotes, and a full restoration includes much more than paint (rebedding, repointing, tile replacement or rust treatment and fixings across the roof), so do not read them as a painting price. Your exact price is confirmed in writing after a free on-site inspection.

Questions before you enquire

Roof Painting questions

Straight answers to what homeowners ask us most about roof painting.

Can every roof be painted?

No. Asbestos cement, slate and glazed terracotta are generally not candidates, and metal with rust holes or tiles with widespread cracking need repair or replacement first. We check suitability before we quote.

Is roof painting the same as roof restoration?

No. Painting is a clean, prepare and recoat with minor fixes. Restoration also deals with worn parts of the roof, such as rebedding and repointing ridges, replacing tiles in quantity or treating rust across the roof, before coating.

Will painting my roof stop a leak?

Not reliably. Leaks usually come from cracked tiles, failed ridge mortar, flashings, valleys or fixings. Those need repairing. A coating is a surface finish, not a waterproofing fix for a damaged roof.

Can I change the colour of my roof?

Usually, yes, if the roof is suitable for coating. If your property is heritage listed, in a heritage conservation area or covered by estate rules, check with your council or the relevant body before choosing a new colour.

How long does a roof coating last?

It depends on the product, the preparation, the roof and its exposure. A well prepared roof with a quality coating lasts far longer than one painted over dirt or lichen. We will tell you what the manufacturer says about the system we propose.

Does a lighter roof colour keep the house cooler?

Lighter colours reflect more of the sun's heat than dark ones. How much cooler the house feels depends on ceiling insulation, roof space ventilation and the house itself, so we do not promise a particular result.

Is metal roof painting worth it near the coast?

It can be, if the steel is still sound. Salt accelerates corrosion, so preparation matters more near the beaches. Where sheets are rusting through, replacing them is usually the better investment.

Is roof painting covered by a warranty?

We offer a 10-year workmanship warranty. It covers workmanship, not the coating itself. Coating products may also carry their own manufacturer terms.
