Roof Cleaning Newcastle
Roof cleaning is a job in its own right. We wash tile and metal roofs to remove lichen, moss, dirt and salt, clear leaves and debris from valleys and gutters, and leave the roof draining the way it should. For many Newcastle homes that is all the roof needs. If you are also planning a coating, cleaning becomes the preparation stage, and the standard changes. Either way, we quote cleaning on its own, and if we see something that needs repair while we are up there, we tell you and let you decide.

We inspect first and tell you straight: repair, restore or replace.
Cleaning as maintenance, not a disguised quote
A lot of roof cleaning offers end with a pitch for a coating. We keep cleaning separate. If your roof is in reasonable condition and simply dirty, a proper clean restores drainage, removes growth that holds moisture against the surface, and makes it easier to spot small problems early. Roofs under mature trees, on shaded southern faces, or near bushland around Lake Macquarie and the western suburbs tend to collect leaves and grow lichen faster. Homes close to the coast can build up salt on sheltered areas. A periodic clean deals with all of that without committing you to anything bigger. If we do find that the roof needs more, such as rebedding, rust treatment or new coating, we tell you and give you a separate quote, and the choice is yours.
- Lichen and moss hold moisture against tiles and can block water channels
- Leaves in valleys and gutters are a common cause of overflow in heavy rain
- Salt on sheltered areas of metal roofs can speed up corrosion if left
- A clean roof makes cracked tiles and failing fixings easier to spot

Roof washing for tile roofs
Concrete tiles are porous once their surface wears, so they hold dirt and grow lichen readily. We wash them with a pressure cleaner, working down the roof so water runs with the laps rather than being forced up under them. Pressure is matched to the tile: older concrete and unglazed terracotta tiles can be eroded or cracked by too much pressure, while glazed terracotta needs a gentler approach to avoid damaging the glaze. Where lichen is heavy, a treatment applied after washing can help slow regrowth. We walk tile roofs carefully and replace any tile broken during the clean. If the surface is badly worn, we will point out that cleaning alone will not stop it absorbing water.
Cleaning metal roofs
Metal roofs need a lighter touch. Too much pressure can damage the paint on older Colorbond or strip weathered coatings, so we use lower pressure and soft washing where needed. The focus is on removing dirt, organic growth and salt, and on the areas that rain does not reach: under eave overhangs, behind parapets, below solar panels and under higher roof sections. For homes near the city and the beaches, those sheltered areas are where salt tends to build up, and the manufacturer recommends washing them regularly. We also clear the metal filings sometimes left behind by other trades, which rust and stain the roof surface if they stay.
Debris removal from valleys, gutters and roof junctions
Debris collects where water is supposed to flow. Valleys, the gaps behind chimneys and skylights, box gutters and eaves gutters all trap leaves and grit. When a heavy downpour hits, those blockages send water sideways under tiles, over the back of gutters and into eaves and walls. We clear debris by hand where needed before washing, then flush the gutters and check downpipes run freely. If the gutters themselves are damaged or sagging, or if gutter guard would help on a property surrounded by trees, our gutters and downpipes page covers that work.
Surface preparation before a coating
When cleaning is the first stage of a coating job, the standard is higher. Every trace of lichen, loose coating, chalky residue and dirt must come off, because coatings will not bond to a contaminated surface. On metal, rust must be treated and loose paint removed; on tiles, the surface must be sound and completely dry before the sealer goes on. That work is included in our roof painting and roof restoration quotes rather than priced as a separate clean. If you are thinking about a coating in the next few months, tell us when you book so we can quote the right standard of preparation once, instead of cleaning the roof twice.
Maintenance clean, preparation clean or restoration?
Three jobs that all start with washing the roof, and how they differ.
| Maintenance clean | Preparation clean | Roof restoration | |
|---|---|---|---|
| Purpose | Keep a sound roof clean and draining | Get the surface ready for a coating | Bring a worn roof back to good order |
| Washing | Remove growth, dirt, salt and debris | Remove every trace of loose material | Full preparation clean |
| Repairs | Noted and quoted separately | Done before coating | Included: tiles, fixings, ridges |
| Coating | None | Follows as part of the painting job | Included |
| How it is quoted | On its own | Within the roof painting quote | Within the restoration quote |
How the work is done
How a roof clean works
- 01
Quote
We look at the roof, the material, access and how much growth and debris there is, and give you a quote for the clean.
- 02
Protect
Downpipes are managed, and nearby windows, cars and garden beds are protected from splash.
- 03
Clear debris
Leaves and grit are removed from valleys, junctions and gutters by hand where needed.
- 04
Wash
The roof is washed top down with pressure matched to the tile or metal, including sheltered areas.
- 05
Flush and check
Gutters and downpipes are flushed, and we note anything that looks like it needs attention.
- 06
Clean up
Paths and walls are rinsed, and we pass on our notes on the roof's condition.
What the job covers

Every item is set out in the quote you receive after inspection.
- 01
Roof washing

- 02
Debris removal
Leaves, twigs and built up grit cleared from valleys, behind chimneys, around vents and along gutters.
- 03
Gutter and downpipe flush
Gutters cleared of washdown and debris and downpipes checked so the runoff does not block them.

Let's take a look

Straight about price
What does it cost?
We do not publish a guide range for roof cleaning on its own. The price depends on the roof's size, its pitch and access, whether it is tile or metal, its condition, how much lichen and debris there is, whether gutters need clearing, and whether a treatment to slow regrowth is added. A two-storey roof or a steep pitch takes more time and safety setup than a single-storey roof. Every roof is different, so your exact price is confirmed in writing after a free on-site inspection.
Questions before you enquire
Roof Cleaning questions
Straight answers to what homeowners ask us most about roof cleaning.
How often should a roof be cleaned?
It depends on the roof and its surroundings. Roofs under trees, near bushland or in shaded spots grow lichen and collect debris faster, and roofs near the coast build up salt. Many homes only need an occasional clean, with gutters cleared more often. We can suggest a sensible interval after seeing your roof.
Can pressure cleaning damage my roof?
It can if the pressure is wrong for the material. Older concrete tiles, unglazed terracotta and painted metal all need different settings. We match the pressure to the roof, work with the laps rather than against them, and replace any tile broken during the clean.
Will cleaning stop my roof leaking?
Sometimes, if the leak was caused by blocked valleys or gutters overflowing. If the leak comes from a cracked tile, loose ridge or failed fixing, cleaning will not fix it. We will tell you what we find and quote any repair separately.
Do I have to get my roof painted after it is cleaned?
No. Cleaning is a standalone service. If your roof is sound, a clean may be all it needs. We only raise coating if the surface is worn enough that cleaning alone will not protect it, and even then it is your decision.
Can you clean a metal roof without damaging the paint?
Yes. We use lower pressure and soft washing on metal, and focus on dirt, growth and salt rather than blasting the surface. Paint that is already failing may lift, and we will point that out before we start.
Do you clean the gutters as part of a roof clean?
Yes. Gutters are cleared of debris and washdown, and downpipes are checked so they run freely. If the gutters need repairs or replacement, that is quoted separately through our gutters and downpipes service.
Does a roof clean include a condition check?
We note anything we see while working, such as cracked tiles, loose ridge capping or rusting screws, and pass those notes to you. It is not a formal written roof report. For a detailed condition assessment, see our roof inspections page.
