Roof Repairs Newcastle

A roof repair fixes one problem properly: a leak, a run of cracked tiles, a lifted sheet, a loose ridge or a failed flashing. The skill is in finding where the water actually gets in, because the stain on your ceiling is rarely directly under the fault. We repair tile and metal roofs across Newcastle, Lake Macquarie, Port Stephens and the Hunter, including damage from storms, hail and heavy rain. We inspect for free, show you what we found and quote the repair on its own, without pushing a restoration you do not need.

Finding the real source of a leak

Water that gets through a roof rarely drops straight down. It runs along sarking, battens and rafters before it finds a ceiling to stain, so the entry point can be well away from the mark you can see. We start inside, looking at the stain, the roof space and any wet timber, then go up and check everything upslope of it. Heavy rain adds another layer. When a storm dumps a lot of water in a short time, overflowing gutters, blocked downpipes or undersized box gutters can push water back into the eaves or walls and look exactly like a roof leak. Flooding around a house is a separate issue again: water coming up from the ground or through doors is not evidence that the roof has failed. We will tell you which one you are dealing with, so you fix the right thing.

  • Stains that appear only in heavy rain often point to gutters, valleys or flashings being overwhelmed
  • Stains that appear in any rain usually mean a direct entry point such as a cracked tile or failed screw
  • Leaks near chimneys, skylights, vents and wall junctions are very often flashing problems
  • Damp in the roof space with no rain can be condensation, which needs a different fix

Tile roof leaks and tile roof repairs

On tile roofs, the most common causes of leaks are cracked or slipped tiles, perished ridge pointing, valleys blocked with leaves, and tiles broken by foot traffic when antennas, air conditioners or solar panels were installed. Each has a straightforward repair. Cracked tiles are replaced with matching tiles or the closest available profile. Slipped tiles are reset and, where the nib or batten has failed, fixed properly. Loose ridge caps are repointed, or rebedded where the mortar underneath has broken up. Valleys are cleared and, if the valley iron has rusted, replaced. We walk tile roofs carefully and replace any tile we damage in the process.

  • Cracked and broken tile replacement, matched as closely as available stock allows
  • Repointing or rebedding of individual loose ridge and hip runs
  • Valley clearing, and valley iron replacement where it has rusted
  • Resetting slipped tiles and checking sarking where it is visible

Metal roof leaks and metal roof repairs

Metal roofs leak for different reasons. Roofing screws loosen as the sheets expand and contract, and their rubber washers perish in the sun, leaving a small gap at every fixing. Laps between sheets can let water creep in on low pitches. Old silicone patches crack and let go. Rust tends to start where water or debris sits: at the gutter end of the sheets, at laps and under lead or copper runoff, since dissimilar metals speed up corrosion. On homes near the coast, sheltered areas that rain does not wash can hold salt and corrode sooner. Repairs range from replacing screws and resealing laps to cutting in new sheet sections or replacing whole sheets where rust has gone through.

  • Replacing loose, rusted or perished screws with new roofing screws and washers
  • Refixing lifted sheets and ridge capping after wind
  • Replacing sheets or sections that are rusted through
  • Resealing laps and penetrations with products made for metal roofing

Storm damage

Hail, strong wind and falling branches crack tiles, lift sheets, loosen ridge capping and tear flashings. We repair storm damage on tile and metal roofs, starting with a temporary cover where a permanent repair cannot be done straight away. What to do after a storm, the damage we see most, hail on metal roofs and the written reports insurers ask for are all covered on our Storm Damage page.

When a repair is not enough

A repair is the right answer when the rest of the roof is in reasonable shape. If we find the same problem repeating across the roof, such as ridge pointing failing everywhere, lichen and porous tiles all over, or screws perished on every sheet, fixing one spot will just move the leak to the next. In that case we will say so and explain what a restoration or replacement would involve, with the repair still quoted separately so you can choose. You will not be pushed into a bigger job to fix a small problem.

Straight about price

What does it cost?

Most minor leak repairs fall between $240 and $760, and most tile replacement repairs fall between $285 and $950, according to a September 2026 Newcastle market guide from whatsthedamage.com.au (modelled estimates, not our quotes). Those ranges cover targeted work, such as tracing and sealing a single leak or replacing a small number of broken tiles, not a whole roof. Where your repair lands depends on the roof's size, its pitch and access, the material, its condition, how much repair work is needed and whether any sealing or coating is involved. Storm damage, replacement metal sheets, flashings and valley iron are priced on what we find. Every roof is different, so your exact price is confirmed in writing after a free on-site inspection.

Questions before you enquire

Roof Repairs questions

Straight answers to what homeowners ask us most about roof repairs.

Why is my ceiling stain not under the leak?

Water runs along sarking, battens and rafters before it drips onto the ceiling. The entry point can be a metre or more upslope, or even in a different roof plane. That is why we check the roof space and everything above the stain rather than just the tiles directly overhead.

Can you fix a leak while it is raining?

We avoid working on wet roofs because it is unsafe and sealants do not bond to wet surfaces. If water is coming in, we can arrange a temporary cover as soon as conditions allow, then complete the permanent repair in dry weather.

How do you repair a leaking tile roof?

Most tile roof leaks come from cracked or slipped tiles, loose ridge capping or blocked valleys. We replace broken tiles, reset slipped ones, repoint or rebed loose capping, and clear or replace valleys. Each fix targets the cause we found during the inspection.

How do you repair a leaking metal roof?

We usually start with the fixings, since perished washers and loose screws are the most common cause. Laps and penetrations are resealed, lifted sheets are refixed and any rusted through sections are replaced with new steel rather than patched.

Can you match my old roof tiles?

Often, yes. Common concrete and terracotta profiles are usually available new or recycled. Older or discontinued profiles can take time to source, and a new tile may look slightly different until it weathers. We will tell you how close the match is before we fit it.

When are you available for repairs?

We work Monday to Saturday, 7:30am to 5:30pm. Call (02) 4047 0860 with details of the problem and we will book the earliest inspection we can.
