Are you quoting a repair, making a storm claim, buying a house, planning strata maintenance or managing a commercial building? We offer a free on-site inspection when you want a quote for roof work, and separate written reports for insurance, purchase, strata, commercial and condition purposes. The free inspection and written reports are different things

When you ask us to quote roof work, the on-site inspection is free. We get on the roof, look at what is wrong, and give you a written quote to fix it. A standalone written report is a different service. It is prepared for someone else to rely on, like an insurer, a buyer, a strata committee or a building manager, and it takes more time to document properly. Some reports carry a fee. We tell you whether yours does, and what it costs, before we book it, so there are no surprises.

Storm damage insurance reports

Newcastle and the Hunter get their share of hail, strong wind and heavy rain. After a storm, your insurer will usually want evidence of what was damaged and why. We inspect the roof, describe what we found and, where the roof shows it, our view of the likely cause, and set out the repairs needed. Where a roof is letting water in, we can often make it safe with a temporary cover or repair while the claim is assessed. Your insurer and its assessor decide the claim; our report gives them clear information to work from.

  • Photos of damage where the inspection allows, such as broken tiles, dented or lifted sheets and displaced ridge capping
  • Our view of the likely cause where the roof shows it, including where damage looks older than the storm
  • A repair scope that separates storm damage from existing wear where we can tell the difference
  • Temporary make safe work where the roof is leaking and it is practical to do so

Pre-purchase roof reports

A general building inspection usually covers the roof, but often from a ladder or the ground, and it may not go into detail. A pre-purchase roof report focuses on the roof alone: the covering, ridges, valleys, flashings, gutters and, where it can be safely accessed, the roof space. It helps a buyer understand whether the roof has years left, needs restoration soon, or is close to replacement, so they can factor that into their decision. It is not a building and pest inspection and does not replace one.

  • Roof covering condition: tiles, sheets, fixings and coatings
  • Ridges, valleys, flashings and penetrations
  • Gutters and downpipes
  • Roof space, where safe access is available
  • Likely work ahead, in plain language

Strata and commercial roof inspection reports

Strata roofs are usually common property, so decisions about them sit with the owners corporation. A strata roof report gives the committee or strata manager a clear record of condition, defects and priorities to plan maintenance and budget. Commercial roof inspection reports serve a similar purpose for light commercial buildings such as shops, offices and small industrial units, where metal roofs with low pitches and box gutters are common. For both, access needs to be arranged in advance, and we work within any site requirements the building has.

  • Strata: findings grouped by urgency to help committees plan
  • Strata: access arranged through the strata manager or building manager
  • Commercial: box gutters, sheet laps, fixings, penetrations and roof drainage checked
  • Commercial: inspection timed around trading hours where needed

Condition assessments

Sometimes nothing is wrong yet, and you just want to know where the roof stands. Perhaps you are planning a renovation, budgeting for the next few years, or have a roof of an age where problems start. A condition assessment gives you an honest overview: what is in good shape, what will need attention and roughly when, and what should not wait. On coastal homes we look closely at corrosion; on homes near trees, at valleys and gutters; on older tile roofs, at ridge mortar and cracked tiles.

Straight about price

What does it cost?

The on-site inspection we carry out to quote roof work is free. Standalone written reports are a separate service, and whether one carries a fee depends on its purpose, the size and complexity of the roof, access, and how much documentation is needed (an insurance report for a large storm damaged roof takes more work than a condition overview of a small cottage). We have no published price for reports. We tell you whether your report carries a fee and what it is before we book, and any quote for roof work is confirmed in writing after the inspection.

Questions before you enquire

Roof Inspections questions

Straight answers to what homeowners ask us most about roof inspections.

Is a roof inspection free?

The on-site inspection to quote roof work is free. Written reports for insurance, purchase, strata, commercial or condition purposes are a separate service, and we tell you before booking whether yours carries a fee.

Will my insurer accept your storm damage report?

Our report can give your insurer a description of the damage, a repair scope and, where the roof shows it, our view of the likely cause. The insurer and its assessor decide the claim. It helps to contact your insurer early and ask what they need from you.

Can you tell storm damage from old wear?

Often, yes. Fresh breaks, displaced ridge caps and hail dents look different from older cracking or corrosion. Where we cannot tell, we say so in the report rather than guess.

Is a pre-purchase roof report the same as a building inspection?

No. A pre-purchase roof report covers the roof in detail but does not replace a general building and pest inspection. Many buyers get both when the roof is a concern.

Do you inspect strata buildings?

Yes. We arrange access through the strata manager or building manager and provide a written report the committee can use for planning.

Do you inspect commercial roofs?

We inspect light commercial roofs such as shops, offices and small industrial units. Large industrial sites and buildings of several storeys are outside the work we describe here.

Should I get my roof checked after heavy rain or flooding?

If water came through the ceiling, yes. But surface flooding around a home is not evidence of roof damage on its own. We inspect the roof itself and report what we actually find.
